Why should I use DRUMM-Energy?

We are professionally trained, qualified, accredited, fully insured and committed to making the process as easy, convenient and economic as possible for you. We think you will find that our prices are extremely competitive.

 

Some companies/agents offer 'deferred payment' until my property is sold - isn't this a good deal? 

It can be.  However, those estate agents/companies offering this also usually charge a 'release fee' for the HIP if you want to move the sale of your property to another agent.  We don't. We are independent of all estate agents so any HIP you order from us will be fully owned by YOU and you will be free to use it to market your property as you please.

 

How do I order a HIP or EPC?

Simply email your query to damien@drumm-energy.com or call us on 07528 534561 to discuss your requirements.  We will explain the process in more detail and if you are happy to go ahead we will take a few basis details about the property (address, size etc) and arrange an energy assessment at a mutually convenient time (note: we also do evening and weekend assessments)

 

How much will it cost me?

We believe in keeping things simple - all EPCs costs £70 (irrespective of the property size or its sale or rental value).  HIPs cost £229 freehold and £274 leasehold.  Please see out price list page for full details.

 

Who can prepare EPCs?

EPCs can only be prepared by a Domestic Energy Assessor (DEA) or a Home Inspector.  DEAs undergo specific training in energy performance of domestic buildings and must be accredited (i. e. licensed) by one of the Government approved accreditation schemes.  Our DEA holds a dipDEA qualification and is accredited by Elmhurst Energy Systems.

 

Who arranges Home Information Packs?

As a HIP provider we can do that for you.  If you are marketing your home through an estate agent then they will probably offer to arrange the HIP – including the EPC.  However these fees can be quite expensive because estate agents in turn need to subcontract to HIP and EPC providers such as DRUMM-Energy.  To save some money you can cut out the middle man and commission direct from us (we are confident our prices are extremely competitive compared to other providers).  Finally, you can even opt to compile the HIP yourself (bearing in mind that the EPC must be prepared by someone suitably qualified).

 

What does the energy assessment involve?

Our assessor will visit the property and collect all the data required to produce the Certificate such as property age, construction, floor area and details of insulation, windows, heating, hot water systems and lighting. The inspection should take around 1 hour for an average 3-bed house.  This data will then be fed into specialist software back at the office to produce the certificate which is lodged on a central database. 

 

What will I receive at the end of the process?

If you commission a Home Information Pack, this will be delivered back to you electronically in PDF format within 10 working days.  You will also receive it in coloured hardcopy in a neatly bound folder.  EPCs will also be returned electronically and in coloured hardcopy.

 

What are the benefits to me as a landlord?

EPCs for both rental properties and those marketed for sale is actually an EU requirement and are required under law!  The energy rating on the EPC can also help rent out or sell your property. The rating will indicate to prospective buyers or tenants how energy efficient your home is and provide information to help reduce the running cost of the property.

 

I am not selling, can I still get an EPC?

Of course. We would be delighted to arrange an EPC on your home so you can assess its energy rating.

 

What happens if my home gets a low rating?

This simply indicates your home could be more energy efficient. The EPC will outline a number of recommendations to help improve the energy efficiency and thus save money on energy bills.  It’s up to you whether you implement these or not.
